PREPARING PLANT AND SERVICES REPLACEMENT PROGRAMMES

A Plant and Services replacement programme is an invaluable aid to a Director of Estates in forward planning and estates budgetary control.

It entails carrying out the following tasks:-

  • Carrying out a Condition Survey of Mechanical and Electrical Plant, Equipment and Services.
  • Establishing their useful life and Condition Rankings
  • Photographing and Indexing all Plant/Equipment Assets and some sections of M & E Services.
  • Carrying out costings to achieve Condition B by:-

    • Referring to SPONS or a comparable Pricing Guide.
    • Obtaining quotations from manufacturers.

  • Attending a meeting, with the client to discuss the findings of the Condition Survey and highlighting where significant investment is required.
  • Preparing a realistic Plant Replacement Programme.
